Subject : cell tower ground lease agreement : section 7.4 title to various items :landlord shall,at all times, be the sole and exclusive owner of the leased property. q iam the landlord if i sell the land that the cell tower sits upon is my lease broken and therefore void ?

This depends on other terms in this contract. It could be that a transfer of title to land and property has the conditions of use of that property going with the transfer, or maybe not. I strongly suggest to have the contract reviewed by an attorney.
