1) rubber gets old and brittle, less compliant, etc. its usually cheap to replace. its easy to look for cracks and wear.
2) belts are installed with a specific tension. squeaking can come from low tension. sometimes bolts come loose and the tension needs to be reset.

The purchaser if they do what they need to protect themselves will require that you satisfy the judgment from your share of the house. If the judgment is less than the share you get, then you get the balance. If it is more than your share, then you get nothing. Possibly. First, I do not know how the Deed is written and how the names appear. Also, if there is a foreclosure, the bank can sell the property at a public or private sale, and there is no guaranty that the price will even pay the mortgage balance. Unless the price paid actually exceeds the mortgage balance and costs related to the foreclosure and sale, you will get nothing and lose your interest in the property. Finally, I do not know if you are on the mortagage and note also? If so, you are at risk if the sales price is less that the mortgage balance as you could be responsible for any shortage.

Contract do not need to be notarized unless a given party is requiring that. This only demonstrates that a person's identity was verified. The agreement needs to carefully spell out the terms of your transaction and any contact needs the same three essential elements to be binding: offer, acceptance and consideration (even if that is only 1 dollar).
I think drafting your own contract is probably not a good idea, but you are free to do that unless you are doing so on behalf of someone else. I would have a lawyer prepare a thoughtful agreement for you so you know it is protecting your interests.

The pump is in the fuel tank. Depending on how ordered, the new one may come complete or with just the pump motor. In most cases tank removal is needed. Check area of floor over tank center for hidden access cover. If you're lucky, you can remove the pump without dropping the tank . If replacement pump is motor only, simply follow suppliers directions and reinstall in reverse order.

Not usually but honestly, demurrers to answers are not common and many people argue they are a waste of time. I believe they can have benefits, but your case will be able to go on with no problems from this, I am sure.
I would guess that demurrers are only filed to answers in less than 2-5% of cases.

Hey,The average cost that I have seen charged for this is about $500. The gasket itself if about $50 - $60 dollars ( aftermarket ), with the majority of the cost coming from labour. It will depend on the labour rate of the shop that you go to. If I remember correctly the labour time is about 4 hours. the 3100 and 3400 series engines have pretty common coolent issues with the intake and head gaskets. Take a good look to make sure that the head gaskets are not leaking as well. It will save alot on labour time if you fix it all at once, owing to the fact that the intake has to come off to do the head gaskets. If you have any other questions I will keep an eye on this tread and try and get back to you.

Therubber mat is approximately 2feet by 1 foot in size and is justforward of the two seats ! The battery connections are pretty smallbecause of lots of attachment's so Heavy Duty Jump leads are hardto clip onto the terminals. For this reason i have a smaller set ofcrocodile clip leads to plug onto the battery and Heavy duty leadsto clip onto my car. You will need two sets of jump leads as it isquite a distance to jump from a car to the centre of the cab in thevan . NEVER try to jump if you have the van in GEAR as this burnsout the fused cut out on the battery then its a no Go and tow job !
NB. On models after 2010 the battery is under the the plastic coverin the passenger step well.

Where do you find the VIN on a 97 Kawasaki Prairie'?
The VIN begins with the prefix "JKA", "JKB", "JK1", "JSA", or "LM4" On all motorcycles it is stamped on the side of the steering head. On street-legal motorcycles, the VIN also appears on the Safety Certification Label affixed to, or near, the side of the steering head. On ATV's it is stamped on the lower frame tube, to the left of the engine. On MULE utility vehicles, look for a plate welded to the frame at or near the front of the vehicle. On some MULE models, the VIN is located on the frame, just below the front of the seat.The above is a quote from the Kawasaki website. I found the VIN numbers on both of my Kawasaki ATV's on the lowest frame tube parallel to the ground. The Prairie 700 had the number on the left under the front differential. The Bayou 250 had the number directly under the engine on the left side.
The numbers are stamped into the frame and not that obvious, but are easy to see once you know where to look.

From the way your question is phrased its not clear whether you and your Wife filed a joint bankruptcy or not. Generally the IRS cannot pursue you for tax debt if your Wife is solely responsible - but once again you need to consult with a bankruptcy attorney and possibly a tax attorney.

She has filed several false cases in civil and family court. We have been in litigation on and off for approximately eleven years. She absconds with the child,when it's time for visitation or when she's in contempt of court and transfers the case to another city. Currently, she is back in Collin County.
Also, she is dating an ex boy friend who happens to be an attorney. He represented her in the past and is now representing her again. Moreover, he helped us locate her in the past and when she fled with the child, but upholds her as she wrongfully and files these blatant lies and false allegations. What should we say to file a grievance with the state bar? Is there anyone there that we can review the case with or give direction. I am a Richmond, Virginia workers compensation lawyer. I assume your case is being covered by a workers compensation insurer. If he did X rays, then this is why he is saying your leg is not broken. If you disagree, you are free to get a second opinion from your own doctor. However, if the insurer believes your current medical care is adequate, then it is not going to pay for a second opinion. If your doctor comes up with the problem, then you can file with the Virginia Workers Compensation Commission to have your medical care switched to your own doctor. If this is the only asset in the marriage and the husband is destitute without acces to it, or if the husband contributed a lot of money to the property for repairs or improvements, then maybe, but that's highly unlikely.

When she returned, she told me that the doctor said I cannot look at my medical records -- I can request lab reports and the nurse will get me copies or I can list the reports I already have at home and the office will copy what I don't have in my possession or I can pay $25 for a copy of my file. No matter what I said, she was emphatic that the doctor won't let me see my records under any circumstances.
I thought under both California law and the HIPAA Privacy Rule, a patient has the right to inspect his/her medical records. Is this correct? What steps can I take to look over my records? Or, if must pay the $25, how can I be assured that I am getting a copy of everything?

Dave said one person must volunteer to work the holiday to cover for a fellow employee who was on maternity leave soon than expected. I expressed several times in the conversation that I did not currently have childcare arranged for my very young child on such short notice and at that moment I was unable to work the additional holiday. I let Dave know, and I would continue searching, but to be aware that as of at that moment I was NOT able to work the holiday. The day after the holiday, I was called into Dave's office and was told I was approved for immediate termination. I was then told I should have called in to notify him of the call-off as I was obligated to work, regardless of personal circumstances and i should have made better arrangements knowing the requirements of the job. Dave explained that he gave a direct order and insubordination is rewarded in the maximum disciplinary action. Because I recently had technical troubles with the timekeeping system, that reflected poorly on my record and it was evident I was not an acceptable employee and I was terminated. I feel as though this action was out of line and the direct result of my inability to work a holiday because I didn't have childcare for my toddler. My employer and Dave are constantly updated on any legal problems or changes that occur regarding my child that may have an impact on me. They are also aware that I am a single parent with limited resources as I am bound by certain legal terms in regards to my child, and limited resources as I am newer to the area and have met few people outside the 10hr+ work days. Is this discrimination against me? Or was it really my fault I was unable to work? If it was potentially discrimination, what can I do?

These include things such as race, national origin, religion, gender, age, and disability. For example, if you could prove that you were treated different than other single-parents of the opposite sex, you could potentially have a viable sex discrimination case. You need to talk to a local lawyer immediately. Municipalities, like any government body, have sovereign immunity. That means you can only sue them for certain things specified in the Texas Tort Claims Act.
You also need to be aware that many municipalities have a very short notice period for claims specified in their city charter such as 60 or 90 days. These limits have been upheld by the Texas Supreme Court. Failure to provide written notice to the people specified in the charter that gives all the details specified in the charter constitutes a waiver of your claim. Thus, you need to sit down with a lawyer who can look these things up right now. Do not delay another day.

My first reaction is that this sounds like a scam. Who is the letter from? Does it contain specific information like your grandfather's insurer, policy number, etc. (Note that his name, date of birth and date of death are public information; including only such details would make me more suspicious of the letter, not less.) Your father should proceed very carefully, especially if these folks ask him for money.
Assuming that the letter is authentic, it should explain what your father has to do. Payment of insurance benefits is usually a private matter. Courts and lawyers get involved only if one party believes another is violating his/her/its rights.

You made a big mistake many people make. Never do a car loan at the dealer and drive off in a car. You either want to get preapproved at the bank, or if you finance at a dealer, leave the car there until they approve the loan.
At this point, unless you find your own loan, you have to return the car, and likely owe them for use of the car, depending on the language of your contract.

Frankly, my thinking is that this is too complicated on the one hand, and there are other factors that you may not be sharing, that could have a bearing on how to answer this, that makes an email response in my opinion inadequate. For example, it might make sense to find a way out of your lease and move back to the devalued property and possibly talk to the lender about a loan modification even with the decrease in value. It may make sense to talk to the lender about a short sale and finding a way to deal with what is called forgiveness of debt income. Do you have a family with additional considerations? Or as Mr. Dobra says bankruptcy may be a way out but again there are potential income tax consequences. You'd be best advised to sit with an attorney and work through the options with a complete assessment of your situation.

In my opinion, what title pawn companies can do and charge in Georgia is indefensible, reprehensible and akin to what Mafia loan sharks do.
The legislature would certainly help Georgians if it abolished title pawns, or at least heavily regulated rates. Georgia's title pawn interest rates are some of the highest in the country and the consumer protections here are some of the weakest in the U.S.
Having said that, people should read what they sign, and a person going to a title pawn company is given paperwork that details the fees and costs. So when someone pawns a title and then complains about the numbers, they really did it to themselves.
The title pawn lobby in Georgia is strong, and until enough Georgians contact their legislators, change is unlikely.

It is always best to have an experienced criminal attorney represent the accused rather than the untrained try to defeat felony charges. You are at a great disadvantage if you do not know the rules of criminal procedure and the rules of evidence with their diverse nuances. Many a prosecutor will take advantage of you and do things that an experienced criminal attorney knows is not allowed. The judge will not help you unless you recognize the problem and make a proper objection.

I've asked a few questions regarding Civil Code 827 and whether it applies to my situation. I fully understand that it does not apply to a 12 month lease but my lease states that it is for 12 months and then "automatically" renews on a "month to month" basis. If the landlord does not want me to live in the building they cannot just let the 12 month lease expire. In fact, the lease demands they must give at least 30 days notice if they want to terminate. I know they need to give notice but the question is if it's 30 or 60 days. Reading the lease on its face instucts that I pay $1650 on a month to month basis and that either of us can terminate that portion of the contract with 30 days notice. They have increase that amount by a few hundred dollars so I thought the code would apply.

Since you are an attorney, I can use legal "shorthand" with you. You are creating a distinction without a difference. Wether it "automatically" converts or not, you still are not under a month to month lease at this time. Section 827 only covers rent increases that are "under" month to month leases. Whether they are requiring you to agree to a new rent as a condition of entering into a new month to month lease, or are requiring you to agree to a new rent as a condition of not issuing the notice that they will be terminating the lease rather than allowing it to convert, is irrelevant. It is not a rent increase under an existing month to month tenancy. Payment of rent monthly is not the same as a month to month tenancy. You are under a year lease. It is a rent increase as a condition of entering into a month to month tenancy with you rather than exercise their option to terminate the lease before it ever becomes a month to month tenancy. Therefore they only have to give you the notice required by the terms of your agreement.

In British Columbia, the answer is no you won't need it. However if the bus has Air Brakes you will need that endorsement attributed to your licence. If the vehicle is under a certain weight you may also need the bus to pass an emissions test after it is no longer a commercial vehicle. This past summer, my band used a short bus as a touring vehicle and these were the concerns we had to address before doing so. Different states have different laws. This is not a bankruptcy law question, but probably a divorce law question. It is an Illinois question, not Florida. Generally, contract law applies to those who enter into the contract, not to other people.

Your zip code indicates you live in Pine County. Assuming that is the county where the judgments are on file, I would suggest that you stop in at the county courthouse when you have a chance. Find the clerk of court and ask for the person who handles judgments. That person most likely would have a pamphlet or handout on how to remove the judgment from your record after you have received a bankruptcy discharge. It is a relatively simple process, and most of my clients do it themselves if they feel a need to.
But here's my editorial on this subject. Credit and credit reports are evil. You would be well advised to stay as far away from both of them as you can for as long as you can. Focus your attention of living without credit and forget the credit report. Step one on that road: save the $100.

and only Linda Green knows "owns" the note
If I declare bankruptcy, Will the bankruptcy court require the lender to produce the original signed note
or
will a "he owes us money" and / or photocopy of the note satisfy the evidence of debt for the bankruptcy court

It has been my experience the bankruptcy court and state courts in California have not been very receptive to a "show me the note" argument. Bankruptcy courts are particularly reluctant to accept this argument because it is a federal court and the validity of the mortgage would really be determined by state law.
The other thing to consider is that voiding the mortgage might be something that benefits your creditors rather than you. The trustee might very well seek to sell you home if the mortgage were invalid.

I agree with Mr. Starrett about the "show me the note" strategy. In the past, there was a rule that only the original of a writing was evidence of it. This rule was known as the "best evidence rule." We no longer have it. The Court will likely look to see if you have a debt that is secured by your property. If so, and it is fully secured, it would be nondischargeable, in bankruptcy. If you are having trouble paying arrearages, but you have a regular income, a Chapter 13 might be a viable option for you. With that, your secured debt will remain, but the arrearages could be paid over a period of 3 to 5 years.

1) There is no free DissoMaster. There are some sites that will allow you to do the calculations but I doubt their accuracy and they are not admissible in court. The court should have copies available for public use on computers in the Family Law Facilitators office or the Family Court.
2) Unless the stipulation was turned into a court order, it is of no binding legal effect. If it was, I believe it is cancelled by remarriage, though I'd have to look up a cite for that which is beyond the scope of a free question. There is no Civil Code on the subjects ou are asking about. They are covered by the Family Code.

MY public defender wasnt at my arraignment and wont be in contact with me till a scheduled phone call two days before the trial and has yet to ask for the evidence. Then the store is sueing me in civil court for 200 dollars for a 9 dollar pair of shoes,which they listed as 15 dollars by the way. do you have any advice

Since you have an attorney, I can't tell you what you should do. You need to talk to your public defender. Although it is frustrating to have to wait so long, unless you choose to hire an attorney on your own, that is your only choice.
